An Israeli lawyer handles your case in Israel while you stay in Los Angeles. You sign a Power of Attorney before a California notary, the California Secretary of State adds an apostille, and the lawyer then files with the Israeli registrars, the Land Registry and the courts on your behalf. Most people who call our US line are not looking for a lawyer in California. They already have one for their American affairs. What they need is someone who can act in Israel: collect an inheritance, sell an apartment in Tel Aviv, register a company, or explain Israeli law to a US court. This page explains how that works from Los Angeles, what the Israeli side of each matter involves, and where the Woodland Hills affiliated office fits in.
An Israeli lawyer represents you in Israel through an apostilled Power of Attorney, so you do not need to travel. Under Section 39 of the Succession Law 5725-1965, for example, a will cannot be relied on in Israel until an Israeli probate order is granted, and the lawyer applies for it on your behalf.

Foreign legal opinions →Inheritance is the most common reason Los Angeles families contact us. A parent or grandparent left an apartment in Israel, a bank account, or a share in family land, and the heirs now live in California. The first thing to understand is that an American court order does not transfer Israeli assets on its own. Israeli banks and the Israeli Land Registry act on an Israeli order.
If there is no will, the heirs need a succession order. If there is a will, they need a probate order. Under Section 66 of the Succession Law 5725-1965, both are issued by the Registrar of Inheritance Affairs, and under Section 67 the Registrar publishes every application publicly so that anyone with an objection can come forward. Under Section 39, a will cannot be relied on in Israel until the probate order is granted, even if the same will has already been admitted to probate in California.
For a Los Angeles heir, the American documents usually come first: a certified death certificate from the county, the will or trust documents, and proof of the family relationships. Each is apostilled by the state that issued it, which for California documents is the California Secretary of State, and translated where needed. When the deceased lived in California, the Registrar may also require a legal opinion on California law, because the question of who inherits can depend on the law of the place where the deceased lived. Once the order is issued, we release the bank accounts and register the property in the heirs' names.

US line Mon-Fri 09:00-18:00 Pacific Time · Israel office Sun-Thu 08:00-19:00 Israel TimeOwning an apartment in Israel while living in California is common, and so are the problems that come with it: a sale that has to be signed while the owner is abroad, a purchase where the buyer cannot inspect the paperwork, or an inherited property shared between siblings in Los Angeles and relatives in Israel.
A sale or purchase can be completed entirely through a Power of Attorney, and the same applies to the other property matters California owners bring us: urban renewal projects such as Pinui Binui, condominium registration, removing squatters from an empty apartment, and claims over building defects. Before anything is signed, we check the registered title at the Land Registry, look for liens, warning notes and building violations, and confirm that the seller is actually the registered owner. For inherited property this step matters most, because an apartment is often still registered in the name of a parent who died years ago and cannot be sold until the inheritance order is completed and the rights are registered.
When co-owners cannot agree, Israeli law gives each of them an exit. Under Section 37(a) of the Land Law 5729-1969, any co-owner may demand the dissolution of the co-ownership at any time, whatever the size of the share, subject to limited exceptions. For heirs split between California and Israel, that is often the only way to end a deadlock over a family apartment. California founders and investors come to us for three things: opening an Israeli company, registering an existing US company to operate in Israel, and selling shares in an Israeli company. An Israeli company can usually be incorporated within 1-3 business days once the documents are signed. A US company that operates in Israel without a separate subsidiary registers as a foreign company under Section 346 of the Companies Law 5759-1999. Which of the two is right depends on liability, tax and banking, and we explain the trade-offs before anything is filed.
For investors, we also handle the Israeli side of an investment from the first due diligence through negotiation, banking and closing. The part owners are rarely warned about is the bank. We talk by Zoom or phone at a time that suits you. You explain the situation, send whatever documents you already have, and we tell you what the Israeli process will involve and what it will cost, in writing.
We draft the Power of Attorney in English and Hebrew. You sign it before a California notary, and the California Secretary of State adds an apostille. Israel and the United States are both parties to the Hague Apostille Convention, so no further legalization is needed.
Depending on the matter: death certificates, certified copies of wills or trust documents, marriage and birth certificates, or corporate documents. Each is apostilled by the state that issued it and translated in Israel where required.
We submit the application to the Registrar of Inheritance Affairs, the Land Registry, the Registrar of Companies or the court, and deal with banks, municipalities and the other side on your behalf.
Orders, registration extracts and signed agreements are sent to you by email. Original documents are couriered to Los Angeles only where a US institution requires them.
Most matters for Los Angeles clients are quoted as a fixed fee, agreed in writing before any work begins. Fees are set in Israeli shekels, and clients in the US usually pay by international wire transfer. The quote is given after the first consultation, once we know what the Israeli side of the matter actually requires.
Legal fees are separate from the statutory costs paid to the authorities: the Registrar of Inheritance Affairs fee, Land Registry fees, the Registrar of Companies fee, and notarial translation fees set by regulation. On the California side, you pay the notary and the Secretary of State apostille fee directly. We list all of these in the quote, so the total is clear from the start.
The costliest cases we see are the ones left for years. An apartment still registered to a grandparent, an unpaid property tax debt, or an Israeli bank account frozen after a death all become more complicated and more expensive with time. Starting early is usually the cheapest decision a family makes.
Fixed fee per order. Estates with a foreign will, several heirs abroad, or a dispute are quoted according to scope.
Fixed fee for a title review. Sales and purchases are quoted per transaction, according to its value and complexity.
Fixed fee for incorporation or foreign company registration, plus the Registrar of Companies fee.
Fixed fee per opinion, depending on the legal questions involved and the court or authority it is written for.
